Record Increase in Housing Sales

January Dec June 2020, the Turkish Statistical Institute (TURKSTAT) announced the figures on housing sales for the month of June and January-June 2020. House sales in Turkey increased by 209.7 percent in June compared to the same month of the previous year and amounted to 190 thousand 12. In housing sales, Istanbul had the highest share with 28,799 housing sales and 15.2 percent. According to the sales numbers, Istanbul was followed by Ankara with 21,915 house sales and an 11.5 percent share, Izmir with 11,690 house sales and a 6.2 percent share. Antalya ranked 4th in Turkey after Istanbul, Ankara and Izmir in total sales in both the month of June and the first six months.

A 55 PERCENT INCREASE IN ANTALYA

In June last year, the sale of housing in Antalya, which was 3,390, increased by 55 percent to 7,555 in June. 3,415 of the sales in June were made up of mortgages and 4,140 were made up of regular sales. 2 thousand 137 of the housing sales in Antalya are first-hand sales and 5 thousand 418 are second-hand sales. June January- January, the six-month period, the sale of housing, which was 26,294 last year, increased by 12 percent this year to 29,358. 10,478 of the sales in this period were made up of mortgages and 18,880 were made up of regular sales. 7,830 of them were first-hand sales and 21,528 were second-hand sales.

THE SALE OF HOUSING TO FOREIGNERS FELL

March Dec The sale of housing to foreigners fell, in particular, due to the coronavirus epidemic, which has been effective all over the world, and the cessation of flights between countries. The sale of housing to foreigners in Turkey, which was 2,689 in June last year, remained at 1,664 this year. June January- June, 19 thousand 952 sales were made in the six-month period, while this year in the same period, 14 thousand 262 remained.

In the ranking of the provinces where housing is sold to foreigners, Istanbul is in the first place in both the month of June and the six-month total. While it was 1009 in June last year, it has dropped to 730 this year. The second place was given to foreigners in Antalya last June, when it was 668, this year it has fallen to 277.

The June numbers of the other provinces with the most sales in the sale of housing to foreigners are as follows:

“Ankara 180, Izmir 65, Mersin 57, Samsun 54, Yalova 44, Bursa 34, Mugla and Sakarya 29'ar. January June, Ankara 964, Bursa 449, Yalova 432, Mersin 379, Izmir 342, Samsun 325, Sakarya 282 and Mugla 240.”

DREAMS OF PEOPLE WITH LOW PURCHASING POWER HAVE COME TRUE

Atılgan Sert, a member of the Board of Directors of the Turkish Construction Contractors Association and President of the Antalya Construction Contractors Association, said that the record increases in housing sales are an expected increase. “June was a record that we said would be broken, our forecasts turned out to be correct, and we set a record in June sales," Sert said. The only reason for these increases is the loan rates that our state has prepared and offered us for zero and used housing. An opportunity was offered for people with low purchasing power to realize their dreams. Because of this, we faced a serious demand and serious sales were made,” he said.

THE BORDERS ARE EXPECTED TO OPEN

Atlgan Sert, who cited Covid-19 as the reason for the decline in sales to foreigners, said, “The pandemic process is still ongoing, but despite this, there have still been sales and it is not to be underestimated. No matter what happens, foreigners in Turkey still continue to receive it. Serious housing purchases have been started from Iran, Iraq and now China in Turkey. We think that in the coming days, sales will definitely increase and even pass. Flights have not been fully opened yet. When we open our borders to all countries, we expect an explosion in sales to foreigners again,”he said.

THE EFFECT OF COVID ON SALES TO FOREIGNERS

Stating that sales to foreigners fell due to Covid-19, Özgün said, “It was negatively affected by Covid-19 and the related international trade and flight stoppages all over the world in Turkey. But as of now, the flights have started. Both Turkish citizens and foreign investors began to arrive on trips from abroad. I think that from today, sales rates to foreigners will also gradually increase and catch up with their old rates, or even exceed the old rates. Because Turkey has passed a difficult test in the pandemic and, unlike other countries, has come out of this war stronger,”he said.

IT HAS INCREASED IN ISPARTA AND BURDUR

In June last year, the sale of housing in Burdur, which was 160, increased to 570 in June. 269 of the sales in June were made up of mortgages and 301 were made up of regular sales. 223 of them are first-hand sales, 347 are second-hand sales. June January- June six-month period, the sale of housing, which was 1187 last year, increased to 1638 this year.

In June last year, the number of 313 housing sales in Isparta increased to 903 in June this year. 402 of the sales in June were made up of mortgages and 501 were regular sales. 255 are first-hand sales, 648 are second-hand sales. June January-June six-month period, the sale of housing, which was 2 thousand 126 last year, increased to 2 thousand 774 this year.
